How do you handle repairs?

When a property is rented, tenants will request any necessary maintenance via our 24-hour maintenance hotline or their online tenant portal. Tenants can submit a work order request through our portal by providing a description of the problem and, if necessary, upload photos of the problem. Once submitted, they will be able to track the status of their request online. Owners are notified in the same way that we are. When it comes to your property, we strive for complete transparency.

We evaluate requests to determine whether immediate dispatch is required or if we can troubleshoot the issue with the tenant. If the problem requires repair, we assign the work order to one of our preferred vendors. All work is done by third-party vendors and independent contractors. We ensure that the repair cost is reasonable and that the work is completed satisfactorily. The management agreement allows us to approve any repair under $30 without causing any inconvenience to our clients. Larger repairs that exceed $300 require the owner’s approval. Emergency maintenance and habitability issues are exceptions to the $300 approval rule. If we need to act quickly to protect people or property, we will do so in the best interests of our owners.

Can I perform repairs myself?

Yes, if you want a specific handyman or vendor to service your property, RPM will make a note of it in your portfolio and contact them first. If the property is vacant, you can handle the repairs required to make it “rent-ready” if you so desire. We prefer to use our vendors to ensure leasing deadlines are met; because we work with them on a regular basis, they are insured, licensed, dependable, and trustworthy, and we know what to expect.
